Gables by The Sea

Now Read This!  There are currently 4 waterfront Gables by The Sea homes that need a new homeowner…that may very well be you!  Asking between $3.199 million and $3.7 million, one of these open bay access residences just may be what you have been looking for with features like: no-bridge-access to bay; volume ceilings; media room; wine cellar; elevator; pool; summer kitchen or smart home technology.  And, lest we forget, these listings are very well appointed and demand your attention.

Now, it is no secret that Gables by The Sea is another superb location within Coral Gables’ gated communities.  It is in high demand and some buyers are willing to get their hands dirty, so-to-speak, from the get-go…take 13000 Lerida Street and 13001 Zambrana Street for instance.  13000 Lerida Street closed on November 30, 2015 for $1.150 million, was a short sale and needed repairs/remodeling.  It is a 3 bedroom, 2 bathroom home with a 2-car garage and, like the 4 active listings, has open bay access.  13001 Zambrana Street is currently pending.  It is another short sale, this one in need of extensive repairs, asking $1.2 million and was designed as a 4 bedroom, 2.5 bathroom home.  It, too, has a 2-car garage and does not have any fixed bridges to Biscayne Bay.

The real estate lesson to be noted is: even in the best, highly sought after neighborhoods, you may come across a home – or two – that may need extensive repair; requiring either an all-cash-deal or far more time than you may have initially anticipated when setting out to purchase a home.  Regardless of transaction, my team and I are ready to put our real estate expertise to work and help guide you to a successful purchase.
